I wanted to share a quick update on how the rural real estate market performed this past quarter.
Our Q3 2025 Market Report takes a closer look at homes with 20 acres or less — and while sales activity dipped slightly compared to last year, prices remain strong and steady.
Here are a few key takeaways:
- 742 homes sold, down just slightly from 752 in Q3 2024.
- Average sale price: $342,225 — up 5.8% from last year.
- Days on market: Holding steady at 77 days.
- Sale-to-list ratio: Homes sold for an average of 97.9% of final asking price.
- Most active price range: $300,000–$400,000, accounting for 22% of all sales.
- The typical property sold this quarter was a 3-bedroom, 2-bath home, built around 1997, with about 1,927 square feet.
Overall, we're seeing a balanced and resilient market heading into the end of the year.
Also, I wanted to share two new construction listings that I listed this week in Deer Valley at 919 and 942 Fawn Drive. Both of these properties are going to be fabulous. Click the addresses below for more information!
If I can be a resource for you this week, keep me on speed dial.
Onward,
